Which Laguna Woods Village Condos Have Garages?
When someone contacts me about buying a home in Laguna Woods Village, I've learned to ask two important questions early in our conversation:
Do you need a private garage? And might you ever want to rent out the property?
I ask because the answers can significantly change which Village properties are suitable for that buyer.
The garage question is important because most Laguna Woods Village homes have assigned carports or other parking arrangements, while only certain condominium models were designed with private enclosed garages. Some offer one-car garages, others have two-car garages, and the garages may be attached or detached.
The rental question is equally important. Laguna Woods Village has different leasing and subleasing rules for its condominium and co-op communities. In particular, Third Mutual's leasing restrictions can make future rental plans more complicated for new purchasers and may influence whether a buyer should consider a co-op instead.
We'll address the Village's rental restrictions in a separate article. For now, let's clarify the garage situation.
Finding a Laguna Woods Village home with a private garage can be more complicated than simply selecting "garage" in a real estate search.
A condominium advertised as having garage parking doesn't necessarily have its own private enclosed garage. Some residences have assigned parking spaces inside shared subterranean garages (underground parking structures), and these properties may also appear in online garage searches.
This guide identifies 30 Laguna Woods Village condominium models associated with private garages, explains their approximate living areas, examines the limitations of MLS parking classifications, and presents original research into garage-equipped condominium sales over the past 365 days.

These models offer different living arrangements, garage locations, and access configurations. Some allow direct access from the garage into the home, while others have garages that require walking outside to reach the residence.
A note about Las Flores: Published references disagree about whether this model has one or two garage spaces. Buyers should verify the actual garage configuration of any individual Las Flores listing.
Which Laguna Woods Village Condos Have Two-Car Garages?
Laguna Woods Village also includes a number of condominium models designed with two-car garages.
For buyers moving from traditional single-family homes, these models may be particularly appealing because they provide additional enclosed parking and, in some cases, more spacious living arrangements.

Some of these models are among the largest condominium residences in Laguna Woods Village. Others offer more compact living areas while retaining the convenience of a two-car garage.
Although certain models resemble traditional single-family homes, they are condominiums governed by Third Laguna Hills Mutual, the Village's condominium housing corporation.
The official Laguna Woods Village model directory provides additional information about the community's original residential models.
About the square footage: All measurements are approximate living-area estimates and are intended to exclude garage space. Published measurements may differ, and individual residences may have been remodeled or expanded. Buyers should verify the living area and garage configuration of any property they're considering.
What's the Difference Between Attached and Detached Garages?
A private garage is an individually enclosed parking area, but its location and accessibility can vary.
An attached garage is physically connected to the residential structure. Depending on the model, it may provide direct access into the residence or require entering through an exterior doorway.
A detached garage is a separate enclosed structure associated with the condominium. It may be located nearby but does not share an interior entrance with the home.
Both types provide private enclosed parking, but buyers may have different preferences regarding accessibility and convenience.
For example, some buyers want direct garage access to avoid carrying groceries outside. Others are comfortable with a detached garage if it provides the secure parking and storage space they need.
In March 2026, Kent and I worked together on the sale of a Laguna Woods Village condominium with a private, detached one-car garage. The property sold in just nine days.
That transaction is a useful reminder that not every garage-equipped condo has an attached garage—and that limiting a search to attached garages could exclude properties that otherwise meet a buyer's needs.
What About Garden Villa Condos with Underground Parking?
Garden Villa condominiums present an important distinction.
These three-story buildings have assigned parking spaces within shared subterranean garage structures.
Although the parking is sheltered inside a garage structure, it is different from having an individual private garage with its own enclosed space and garage door.
A Garden Villa listing may legitimately report one garage space because the assigned parking is located inside the underground garage.
Consequently, a buyer searching for a Laguna Woods Village condominium with a garage may encounter Garden Villa listings even when searching specifically for private garage parking.
The distinction is between a parking space inside a shared garage and an individually enclosed private garage.
Neither arrangement is necessarily better for every buyer. However, the differences in privacy, storage, access, and convenience can be significant.
Why Can MLS Garage Searches Be Misleading?
The California Regional Multiple Listing Service (CRMLS) provides several fields for identifying garage and parking arrangements.
Three are particularly important:
-
Garage Spaces: Reports the number of garage spaces associated with the property.
-
Garage Attached: Identifies whether an attached garage is reported.
-
Parking Features: Provides more specific parking characteristics.
The Parking Features field offers numerous selections, including Garage, Assigned, Carport, Private, Direct Garage Access, Structure, Subterranean, and other descriptions.
These fields can be used together to create a detailed description of the actual parking arrangement.
For example, a Garden Villa listing might identify one garage space and select Assigned and Subterranean under Parking Features.
Another listing might report one garage space and select Garage, Garage Door Opener, or Direct Garage Access.
Both could appear in a general garage search, even though the parking arrangements are substantially different.
During our examination of Laguna Woods Village MLS records, we encountered listings reporting garage spaces alongside classifications for subterranean parking or carports.
This does not automatically mean the listing information is incorrect. A garage classification may be technically appropriate while still failing to distinguish between shared parking and a private enclosed garage.
Other listings may lack sufficient details to determine the arrangement without further investigation.
For buyers specifically seeking a private garage, the garage checkbox alone isn't enough.
Does Every Condo of the Same Model Have the Same Garage Arrangement?
The original condominium model provides a valuable starting point for identifying its intended garage configuration.
However, the model name alone should not be treated as verification of every detail of an individual property.
Before purchasing, buyers should confirm whether the garage is attached or detached, whether it is individually enclosed, its location relative to the residence, the number of vehicles it accommodates, and the applicable parking rights.
Garage access can be particularly important for buyers who want to minimize walking distances or avoid stairs.
Likewise, the original model drawing may not reflect every alteration made to a residence over the years.
When garage details are unclear, photographs, property records, association documentation, and an on-site visit may be necessary to establish what the property actually offers.
How Much Do Laguna Woods Village Condos with Garages Sell For?
Private garage condominiums represent a distinctive part of the Laguna Woods Village real estate market.
To better understand this segment, we examined closed condominium transactions reported through CRMLS over the most recent 365-day period.
Our research covered October 29, 2025, through October 27, 2026.
We identified 303 closed transactions involving condominium ownership. After excluding 28 sales at The Towers (Mutual 50), which operates separately from Third Mutual, the analysis included 275 Third Mutual condominium sales.
The median sale price across those 275 transactions was $554,000.
What does median mean? The median is the middle point when sale prices are arranged from lowest to highest. Half of the transactions were at or below that price, and half were at or above it.
We use the median rather than the average because a relatively small number of very expensive properties can push the average higher, making it less representative of the overall market.
For additional market context, see our Laguna Woods Village Summer 2026 Market Report.
What Did Garage-Equipped Condos Sell For?
We then examined the original condominium model names and reported garage capacities to identify transactions associated with private-garage models.
Because MLS model names and parking classifications aren't always completed consistently, we used the same screening method for every transaction.
We identified 60 sales with enough MLS information to match a recognized garage-equipped model with its reported garage capacity.
Other properties may also have had private garages, but their MLS records did not provide enough information to include them using the same method.
Here's what we found.
All Identified Garage-Model Sales
Among the 60 transactions, the median sale price was $964,000.
One-Car Garage Models
We identified 34 sales of recognized one-car garage models, with a median sale price of $742,500.
Two-Car Garage Models
We identified 26 sales of recognized two-car garage models, with a median sale price of $1,349,000.
These figures demonstrate the substantial differences in prices among the condominium models that offer garages.
However, they should not be interpreted as the dollar value added by the garage itself.
Garage-equipped models often differ significantly in living area, location, design, upgrades, and other characteristics. Those differences contribute to the prices buyers pay.
The 60 transactions were identified through their model names and reported garage capacities. We did not physically inspect every property to independently confirm its garage configuration.
The takeaway: Buyers should compare similarly sized and configured condominium models rather than assume that the difference between garage-equipped properties and the broader Village market represents a garage premium.
How Can Buyers Find Laguna Woods Village Homes for Sale with Private Garages?
Finding the right property requires more than selecting a garage filter on a real estate website.
Start with the condo model. Identifying models originally designed with individual garages provides a useful starting point.
Review the listing details. Photographs, property descriptions, and MLS parking features may help distinguish private garages from assigned spaces in shared structures.
Consider attached and detached garages. If a private enclosed garage is the primary objective, restricting a search to attached garages could unnecessarily exclude suitable properties.
Verify the individual property. Garage configuration, access, location, capacity, and use rights should be confirmed before relying on listing information.
Buyers can begin their search through our Laguna Woods Village Condos with Garages listings page.
Because automated property searches rely on MLS classifications, some results may include subterranean parking or other arrangements that don't meet a buyer's specific requirements.
Kent and I can help buyers investigate the parking arrangements for individual properties and identify which condominium models best fit their needs.
Finding the Right Laguna Woods Village Condo with a Garage

For buyers relocating from traditional homes, these properties can provide the familiar convenience of enclosed parking while offering access to the Village's amenities and 55+ lifestyle.
But there are important differences among models, garage configurations, living areas, and ownership arrangements.
Understanding those differences can help buyers avoid unsuitable properties and focus on homes that genuinely meet their needs.

Research note: Information about condominium models and garages was compiled from published Laguna Woods Village resources and MLS records. Our sales analysis covers the 365-day period ending October 27, 2026. For the garage comparison, we included 60 sales where the condominium model and reported garage spaces matched our list of garage-equipped models. We did not personally inspect every property. Square footage and garage arrangements should always be verified for individual homes.
