Laguna Woods Village Summer 2026 Market Report
Summer brought steady sales activity to Laguna Woods Village, with 156 homes closing between June 1 and August 31, 2026.
The median sale price for the summer was $450,000, and the median time on market was 29 days. But those two numbers only tell part of the story.
Laguna Woods Village includes both co-ops and condominiums, with properties ranging from homes in The Towers to larger, higher-priced condos with private garages. Looking more closely at the summer sales shows just how different these parts of the market can be.

The difference between the $450,000 median and $536,416 average is important. The median is the middle sale price — half of the homes sold for more and half sold for less. The average is calculated by adding all of the sale prices together and dividing by the number of sales.
Summer sales ranged from lower-priced homes in The Towers to a high sale of $2 million. Those higher-priced sales can pull the average upward, while having less effect on the median.
For that reason, the median is generally a better number for understanding the middle of the market in Laguna Woods Village.
Did Prices Really Fall During the Summer?
The Village-wide median sale price moved lower each month:
June: $468,500
July: $450,000
August: $442,250
At first glance, that looks like a 5.6% decline from June to August. But it would be misleading to conclude that Laguna Woods Village home values simply fell 5.6%.
The mix of homes being sold changed during the summer.
Co-ops represented about 39% of June sales, but approximately 46% of August sales. Because co-ops generally sell at lower prices than condos, a larger share of co-op sales can pull down the overall Village median even when individual segments of the market are behaving differently.
That is exactly what happened.
Condos and Co-ops Tell Different Stories
For the entire summer, the median condo sold for $540,000, compared with $403,000 for co-ops.
Monthly condo median sale prices were:
June: $540,000
July: $505,000
August: $572,500
Co-op median sale prices were:
June: $412,000
July: $404,090
August: $372,000
So while the overall Village median reached its summer low in August, the condo median actually reached its summer high.
That's why looking only at a single Laguna Woods Village median price can sometimes give buyers and sellers the wrong impression about what is happening.
Homes Were Selling Faster by the End of Summer
Another interesting trend appeared in market time.
Median days on market declined from 35.5 days in June to 26.5 days in July and 24.5 days in August.
Homes were also selling somewhat closer to their asking prices. The average sale-to-list ratio increased from approximately 97.8% in June to 98.4% in August.
So while the Village-wide median price moved lower, homes were generally selling faster and closer to asking price as summer progressed.
Private Garages Represent a Different Part of the Market
Homes with private enclosed garages make up a relatively small and distinctive part of the Laguna Woods Village condominium market, and the summer sales show just how different this segment can be.
We identified 16 summer condo sales with verified private enclosed garages.
Their median sale price was $1,323,000, compared with $540,000 for all condos sold during the summer. The garage properties ranged from $520,000 to $2 million, with a median market time of just 19.5 days.
Perhaps most striking, 12 of the 15 Laguna Woods Village homes that sold for $1 million or more during the summer had private garages.
For buyers moving from a traditional home who don't want to give up having their own enclosed garage, these properties represent a small and very different segment of the Laguna Woods Village market.
Cash Still Dominates Laguna Woods Village Sales
Of the 156 summer closings, 133 — about 85% — were reported in the MLS as cash transactions.
All 67 co-op sales were reported as cash.
Financing information reported through the MLS requires some caution because the categories don't always accurately describe the specialized loan programs available in Laguna Woods Village. Financing for Village properties can be very different from financing a typical condominium elsewhere in Orange County.
There was, however, one financing entry during the summer that is particularly worth noting.
One Summer 2026 condo sale was reported as VA financed. VA financing is available for eligible Laguna Woods Village condominiums, giving qualified veterans another purchase option in a community where financing options can be unusually specialized.
What the Summer Numbers Really Tell Us
There wasn't one single Laguna Woods Village market during Summer 2026.
Co-ops and condos occupied very different price ranges, and even within the condominium market there were significant differences. Nearly 59% of all summer sales closed below $500,000, while 15 properties sold for $1 million or more.
That is a remarkably broad price range within one 55+ community.
For buyers and sellers, the most useful comparison isn't necessarily the Village-wide median. It's how similar properties — the same ownership type, size, location, model and features — are actually selling.
Looking beyond the headline numbers provides a much clearer picture of what's really happening in the Laguna Woods Village real estate market.
