Laguna Woods Village October 2026 Real Estate Market Update
While reviewing the October 2026 MLS listings for Laguna Woods Village, I noticed something that didn't look quite right.
Five properties weren't identified as stock cooperatives, even though they were located in United Mutual. Four had been classified as "Co-Ownership," while another had no property subtype designation at all.
I checked the individual listings and confirmed that all five were actually United Mutual stock cooperatives.
Why does this matter?
Laguna Woods Village has an unusual ownership structure that can be confusing to real estate agents unfamiliar with the community. Third Mutual condos and Towers residences have individually recorded deeds, making their ownership relatively easy to identify in public records.
United Mutual is different. It operates as a stock cooperative corporation. Buyers purchase shares in the corporation and receive the right to occupy a particular residence under an occupancy agreement. Individual co-ops don't have conventional recorded condominium deeds.
That distinction can be puzzling to agents who don't regularly work in Laguna Woods Village.
Had I simply relied on the MLS property subtype classifications without checking these five properties, the United Mutual inventory figures in this report would have been inaccurate.
For my market reports, I want the statistics to reflect what's actually happening in Laguna Woods Village—not simply how properties happen to be categorized in the MLS.
With those classifications corrected, here's what October's numbers reveal.
How Many Laguna Woods Village Homes Sold in October?
October 2026 brought increased real estate activity to Laguna Woods Village, with 70 homes closing escrow, compared with an average of 52 monthly sales during June, July, and August.
The October transactions included:
-
United Mutual co-ops: 40 sales, with a median selling price of $373,000.
-
Third Mutual condos: 24 sales, with a median selling price of $492,500.
-
The Towers (Mutual 50): 6 sales, with a median selling price of $124,250.
Across all three ownership categories, the median selling price was $419,500, and the average selling price was $420,880.
The median time on the market for homes that sold was 33 days.
However, these Village-wide figures need to be considered carefully.
United Mutual co-ops, Third Mutual condos, and The Towers have different ownership structures, financing considerations, and monthly assessment arrangements.
Consequently, the overall Village median should not be used to estimate the value of an individual property.
Why Were Co-op Sales Particularly Strong in October?
One of October's most interesting developments was the increase in United Mutual co-op transactions.
During the three summer months of June through August, 67 co-ops sold—an average of approximately 22 per month.
In October alone, 40 co-ops closed escrow.
By comparison, Third Mutual condos and Towers residences accounted for a combined 30 October closings, nearly identical to their combined summer monthly average.
The increase in October sales was therefore concentrated primarily in United Mutual rather than spread evenly throughout the Village.
While one month's activity doesn't necessarily establish a lasting trend, this is precisely why I prefer analyzing the mutuals separately instead of relying entirely on Village-wide statistics.
How Close to Asking Price Did October's Homes Sell?
Across all 70 October transactions, total selling prices represented approximately 97.8% of final asking prices.
Compared with original asking prices, that percentage declined to approximately 95%.
Twenty-five of the homes that closed escrow had final asking prices below their original listing prices.
This distinction is important for both buyers and sellers.
Some homeowners adjusted their asking prices before attracting buyers, with subsequent transactions occurring closer to those revised prices.
For sellers, the results underscore the importance of setting a competitive asking price.
For buyers, they illustrate why reviewing a property's listing history can provide valuable information when evaluating an asking price.
What Did October's Active Listings Reveal About Pricing?
The MLS export used for this report included 196 active Laguna Woods Village listings as of the early-November reporting snapshot.
After correcting the unusual ownership classifications, the active inventory consisted of:
-
United Mutual co-ops: 90 active listings, with 44 priced below their original asking prices—approximately 49%.
-
Third Mutual condos: 96 active listings, with 48 priced below their original asking prices—50%.
-
The Towers: 10 active listings, with one priced below its original asking price.
Altogether, 93 of the 196 active listings—approximately 47%—had asking prices below their original list prices.
This is one of the statistics I find most interesting.
Nearly half of the available United Mutual co-ops and Third Mutual condos had already undergone asking-price adjustments.
That doesn't necessarily mean home values throughout the Village are declining.
Properties differ substantially in floor plan, location, condition, upgrades, views, and other characteristics that influence what buyers are willing to pay.
Nevertheless, the number of adjusted asking prices demonstrates why sellers need to evaluate comparable properties carefully before establishing a listing price.
Were Most October Purchases Cash Transactions?
Yes. Cash remained the dominant method of purchasing Laguna Woods Village properties during October.
Of the 70 closed transactions, 64 were recorded as cash purchases, approximately 91% of all sales.
All 40 United Mutual co-op transactions were recorded as cash purchases, consistent with United's cash-only purchase requirements.
All six Towers transactions were also recorded as cash.
Among the 24 Third Mutual condo sales, 18 were recorded as cash purchases, while the remaining six had financing descriptions other than cash only in the MLS.
Although financing is available for eligible Third Mutual condo purchases through certain lenders, October's results demonstrate that cash buyers continued to account for a substantial majority of transactions.
Understanding these financing differences is particularly important for buyers considering Laguna Woods Village for the first time.
What Can Laguna Woods Village Sellers Learn from October?
October demonstrated that homes continued to sell throughout the Village, particularly United Mutual co-ops.
However, the number of active listings with adjusted asking prices also highlights the competition sellers face.
A remodeled property, desirable floor plan, convenient location, or attractive view may support a higher asking price, but the premium should be evaluated against comparable properties.
I believe one of the most important considerations when pricing a Laguna Woods Village home is comparing it with similar properties within the same mutual.
A Third Mutual condo sale, for example, may not provide a meaningful comparison for a United Mutual co-op, even when the properties offer similar square footage.
Competitive pricing, property condition, and presentation remain important considerations.
What Does October's Market Tell Laguna Woods Village Buyers?
For prospective buyers, October's activity presents two useful observations.
First, the Village continues to offer a substantial variety of housing options, ranging from traditional co-ops to condos and the service-oriented residences at the Towers.
Second, the number of active listings with adjusted asking prices suggests that some properties may warrant a closer look.
Buyers shouldn't assume that every seller will accept a substantially lower offer. Instead, they should examine recent comparable sales, listing histories, property condition, and applicable mutual requirements.
Beyond the purchase price, understanding monthly assessments, financing eligibility, and financial qualifications is essential when comparing Laguna Woods Village homes.
Buyers can explore Laguna Woods Village homes currently for sale and compare available properties before arranging a showing.
What Should Buyers and Sellers Watch in November?
Looking ahead to November, several factors deserve attention.
The first is whether United Mutual co-op sales continue at October's pace.
The second is whether asking-price adjustments translate into additional closed transactions, particularly among properties that have been listed for extended periods.
Buyers and sellers should also pay attention to updated monthly assessments, financial qualification policies, and financing considerations that may influence purchasing decisions.
October's results reinforce an important point: Laguna Woods Village isn't one uniform real estate market.
Understanding the differences between its co-ops, condos, and Towers residences provides a much more useful perspective than relying exclusively on Village-wide averages.
And as I discovered while preparing this report, even something as simple as identifying the correct property type can make a difference in interpreting the numbers.
